Terms of Use

These Terms of Use ("Terms") govern your access to and use of SeniorCareHomes.org (the "Platform"), operated by SeniorCareHomes.Org LLC ("we," "us," or "our"). By accessing or using the Platform, you agree to these Terms. If you do not agree, do not use the Platform.

The Platform serves three types of users: care seekers (individuals and families researching adult family homes for themselves or a loved one), providers (licensed adult family home operators in Washington State), and referral partners (authorized third-party placement agencies). Each role carries specific rights and responsibilities described below.


1. What SeniorCareHomes.org Is

SeniorCareHomes.org is a directory and information-matching platform. We aggregate publicly available Washington State DSHS licensing data, enrich it with additional provider details, and provide tools that help care seekers identify licensed adult family homes that may match their needs and funding situation.

We are not a healthcare provider, a licensed care placement agency, a medical advisor, or a party to any care agreement between you and a provider. We do not operate, inspect, or supervise any adult family home listed on the Platform. We do not guarantee the accuracy of provider-supplied information or the suitability of any home for your specific situation.

Placement decisions involve significant personal, financial, and medical considerations. We encourage you to independently verify provider information through Washington State DSHS at dshs.wa.gov and consult qualified healthcare, legal, or financial professionals before making any placement decision.


2. Eligibility

You must be at least 18 years old to create an account or use the Platform on behalf of a care recipient. By using the Platform, you represent that you have the legal capacity to enter into these Terms and, where applicable, to act on behalf of a person seeking care.

Providers must hold a current, valid Washington State adult family home license issued by DSHS at the time of registration and throughout their use of the Platform.


3. For Care Seekers

When you complete a care assessment or matching questionnaire, you provide information about the person seeking care, including care type, funding pathway, budget, and timeline. You represent that this information is accurate to the best of your knowledge.

Your care profile may be shared with providers you express interest in and, for private pay placements, with authorized third-party placement partners. See our Privacy Policy for full details on how your information is handled.

The Platform is provided at no cost to care seekers. We do not charge families or individuals for searching, matching, or inquiring about homes.


4. For Providers

By claiming or managing a listing on SeniorCareHomes.org, you agree to:

  • Provide accurate, current information about your facility, licensing status, capacity, specialties, and accepted funding types.
  • Update your listing promptly when material information changes (including license status, capacity, or accepted funding).
  • Respond to care inquiries in good faith and in a timely manner.
  • Comply with all applicable Washington State regulations governing adult family homes, including DSHS licensing requirements under RCW 70.128.
  • Treat all inquiries in compliance with applicable fair housing and anti-discrimination laws.

We reserve the right to suspend or remove any listing that we determine in good faith to contain false or misleading information, or that is associated with a lapsed or revoked license.

Listing on SeniorCareHomes.org is currently provided at no cost to providers. We do not charge providers for leads or inquiries. Our compensation, where applicable, comes exclusively from third-party referral partners as described in Section 5.


5. Placements and Referral Fee Disclosure

This section constitutes a material disclosure of our commercial relationship with third-party placement partners.

Private pay placements

For care seekers pursuing private pay funding, we may facilitate an introduction to an authorized third-party licensed placement agency. If a placement is completed through such an agency, SeniorCareHomes.org receives a referral fee from the placement agency. This fee is paid by the placement agency — not by the care seeker or the provider. We do not collect, hold, or withhold any funds from either party. The placement agency collects payment directly from the care seeker or their representative and remits a referral fee to us separately.

The existence of this referral relationship does not affect the homes we show you, the order in which results are presented, or your ability to contact any provider directly without involving a placement partner.

Medicaid placements

For care seekers using Medicaid funding, we do not earn any referral fee or commission. Medicaid-related assistance through our Platform is provided entirely free of charge with no commercial arrangement involved in the referral.

Placement partner obligations

All third-party placement agencies authorized to operate on our Platform are bound by contract to:

  • Use user information exclusively within the SeniorCareHomes.org platform.
  • Not copy, export, or migrate user data to their own systems or share it with any outside party.
  • Comply with all applicable Washington State privacy laws.
  • Exporting or misusing user data constitutes a material breach of their agreement with us and may result in immediate termination of their access to the Platform.

6. SMS Messaging Consent

Users may opt in to receive functional and transactional SMS messages from SeniorCareHomes.Org LLC by checking the SMS consent box during registration or inquiry. Providing your phone number and checking this box is voluntary and is not a condition of using our platform or receiving our services.

These messages may include:

  • Senior care placement help.
  • Appointment and tour coordination.
  • Provider updates.
  • Customer support.

We do not send marketing or promotional SMS messages. Message frequency varies based on your activity. Message and data rates may apply. Reply STOP at any time to opt out or HELP for assistance. Wireless carriers are not liable for delayed or undelivered messages.

7. Acceptable Use

You agree not to:

  • Submit false, misleading, or fraudulent information on the Platform.
  • Use the Platform to solicit or harvest contact information for purposes unrelated to care placement.
  • Scrape, crawl, or systematically extract listing data from the Platform without written permission.
  • Attempt to access accounts, data, or systems you are not authorized to access.
  • Interfere with the operation of the Platform or its infrastructure.
  • Use the Platform in any manner that violates applicable law, including Washington State fair housing, elder care, and privacy statutes.

We reserve the right to suspend or terminate accounts for violations of these Terms.


8. Listing Accuracy and DSHS Data

Base listing information is sourced from Washington State DSHS adult family home licensing records, which are public data. We supplement this with provider-supplied information and periodic enrichment. We make reasonable efforts to maintain accurate data but do not guarantee that listing information is current, complete, or error-free.

Licensing status, capacity, and care capabilities can change. Always verify current licensing status directly with DSHS before making a placement decision.


9. Disclaimer of Warranties

THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT THE PLATFORM WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS. WE MAKE NO WARRANTY REGARDING THE SUITABILITY OF ANY LISTED HOME FOR YOUR SPECIFIC SITUATION, THE ACCURACY OF PROVIDER-SUPPLIED INFORMATION, OR THE OUTCOME OF ANY PLACEMENT PROCESS.

Nothing on the Platform constitutes medical, legal, financial, or care planning advice.


10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY WASHINGTON STATE LAW, SENIORCAREHOMES.ORG LLC AND ITS OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE PLATFORM, ANY PLACEMENT DECISION MADE IN RELIANCE ON PLATFORM CONTENT, OR THE ACTS OR OMISSIONS OF ANY PROVIDER OR PLACEMENT PARTNER.

OUR TOTAL AGGREGATE LIABILITY TO YOU FOR ANY CLAIM ARISING FROM OR RELATED TO THESE TERMS OR THE PLATFORM SHALL NOT EXCEED ONE HUNDRED DOLLARS ($100).

Some jurisdictions do not allow limitation of certain damages. Where applicable law prevents enforcement of the above limitations, our liability will be limited to the minimum extent permitted by law.


11. Governing Law

These Terms are governed by the laws of Washington State without regard to conflict of law principles. Any disputes arising from these Terms or your use of the Platform shall be resolved in the state or federal courts located in Washington State, and you consent to personal jurisdiction in those courts.


12. Changes to These Terms

We may update these Terms from time to time. We will notify registered users of material changes via email. Continued use of the Platform after the effective date of any update constitutes your acceptance of the revised Terms. The effective date at the top of this page reflects the most recent revision.
